Another precipitous drop for local housing sales

The housing market in Windsor-Essex continued its cool down in January with a 46.72 per cent drop in sales.

January marked the eleventh straight month housing sales in the region fell. The last time monthly statistics showed an increase was in February 2022.

The Windsor Essex County Association of Realtors said 244 properties changed hands last month, compared to 458 in January 2022.

More people listed the property up for sale last month. Realtors put a For Sale sign in front of 598 homes, as listings rose 8.93 per cent.

Prices were more affordable for those in the market for a new home. The average selling price in Windsor-Essex was $516,117, down from $644,765 a year ago.

Prices peaked last March at $723,739 and have fallen 28 per cent since then.

Homes in the $420,000 to $549,999 price range were the most attractive to buyers. Realtors sealed the deal on 68 properties in that category.
