November was another hard month for realtors

For the tenth month in a row, home sales are down in Windsor-Essex, and November saw another big dip.

According to the Windsor Essex County Association of Realtors report for November, sales were down 50.9 per cent. The number of listings dipped, and so did the average cost of buying a home in the region.

Month-to-month sales haven't been up since February, when the number of homes that changed hands climbed 8.9 per cent from February 2021.

Not only are sales down, but so is the average price to buy a home.

After peaking at $700,453 in March, the average price has slowly deflated. Last month, it was $511,275, a drop of 9.9 per cent from November 2021, when it was $567,708.

Prices are still up from what they were last year. Averaging that over the past year shows it's still up 13.1 per cent from 2021.

Most of the homes, almost 61 per cent, that changed hands last month, were in the $360,000 to $549,999 range.

There were 726 new listings in November, down from 880 in November 2021, a drop of 17.5 per cent.

So far this year, 11,193 properties have gone on the market, 12.2 per cent more than last year.
