Average home prices shoot up up over $150K

Over the past year, the average price of a home for sale in Windsor-Essex shot up over $150,000.

The Windsor Essex County Association of Realtors's report for June said it was $555,544, up 38.3 per cent from what it was 12 months earlier when it was $401,535.

Realtors managed to sell 202 homes for between $420,000 and $549,999. So far this year, more than 1,000 homes sold in that price range compared to five years ago, when that was considered the high end of residential real estate sales with just 60 homes sold.

In 2016, most homes sold for between $140,000 to $179,999.

And, the high cost is not scaring people away from the local market. Sales in June were up 6.6 per cent from the same month a year ago, and so far this year sales are up 43.2 per cent.

Real estate agents have negotiated the sale of 3,864 homes in 2021, while 2,698 changed hands by the mid-way point of 2020.

Listings remain robust. Market activity rose 27.7 per cent last month, or 28.4 per cent so far this year over last year.

At the end of June, 644 properties were available.
