Home sales dip for fourth consecutive month

The number of homes changing hands in Windsor-Essex continued to fall in August, the fourth month in a row.

As of July, year-to-date sales were up 5.06 per cent increase over the same period last year. The Windsor-Essex County Association of Realtors has not released numbers showing how August's sales are factored in yet, but according to figures determined from past monthly reports, 4,265 properties were sold by the end of last month, compared to 4,311 at the end of August 2018. That would indicate sales are down so far this year by just over one per cent compared to last year.

After a strong increase in January showing a 24.32 per cent increase over the year before, housing sales have slipped each month so far in 2019 except for April when they were flat.

In August, the number of properties that sold was 589, a 7.39 per cent drop from August 2018 when 636 were bought up.

There are still plenty of property owners looking to sell, however. Market activity grew 14.09 per cent from August of last year. There were 923 properties listed for sale compared to 809. Right now, there are 1,249 properties on the market.

Meanwhile, home buyers paid slightly less on average than they did in July. New owners could expect to pay $337,054 last month compared to $342,591.

Year-over-year prices continue to grow consistently, as they have over the past few years. Since August 2018, prices have gone up 9.8 per cent, and 44.1 per cent since August 2016, when buyers could expect to fork out an average $233,581 for a home.

The bungalow remains the most popular model in Windsor-Essex with 126 changing hands.
