First phase of Corunna development well underway

Some lots at a new development project in Corunna have already been reserved as work continues to build 36 homes.

A development project on Queen Street was given final approval from the County of Lambton back in March. Kendel Homes Co-Owner Karis Gervais said site services are expected to be complete in mid-July and foundation work is expected to begin in early August.

She said they plan to have the first phase, which involves eight lots, finished by January 2023. Homes will be available for viewing around that time.

"We're currently taking lot reservations right now so people can apply for a lot, they can put down a refundable deposit if they'd like," said Gervais.

According to its website, at least 10 lots have been reserved. End units are expected to be sold in the range of $599,000.

Gervais said the community response to the project has been great.

"Seniors especially are finding that they're not ready to move into a retirement home or apartment style of living yet. So having a bungalow/condo living [option] is something they've been super excited for," she said. "It's a great option for people who are looking to buy their first home also because it's maintenance-free living."

Each unit will include two bathrooms and 2 + 1 bedrooms.

The development is a project that is "near and dear" to Gervais and her family. She grew up in Corunna and their company was named after her grandfather, who was a homebuilder in the Corunna area.

"So this is kind of like us taking on his legacy. My husband has been in real estate for the past 15 years so residential homes are not something that's new to us. But it's a very special project to us so we're super excited to begin and have had some great mentorship opportunities along the way."

Gervais said they hope to host a grand opening-style open house once the models are completed.

Another condominium project in Corunna, involving Sifton Properties, is still working through conditions.

Kenneth Melanson, manager of planning and development services with the County of Lambton, told Sarnia News Today that the "applicant and their consultants must do the work to satisfy the conditions of the town/agencies or the County." This process will likely take some time as Melanson said most consultants are currently operating at full capacity.
