Huron East running into snags with residential development

The Municipality of Huron East is asking the province for a little help in stimulating residential development.

Mayor Bernie MacLellan said that if one or two landowners own most or all of the infill lots in a municipality and does nothing with them, the municipality is not able to proceed with any other development.

He also pointed out that in a case where a developer has purchased the land but is not willing to put the infrastructure into the ground until they have sold houses, anyone who then buys the property might have to wait for a year or more before they have services, and that could kill the deal.

"We're asking the province to take into consideration that if land has been owned and designated as an infill lot and not had any work done to it for more than a five-year period, that should not be calculated as part of the maximum number of lots the municipality is allowed to have," said MacLellan.

MacLellan said the other issue is sewage capacity.

"That capacity is already spoken for, which means we have to do an expansion before we allow that capacity to be used up because we still have to keep it in reserve for the person that has the planned subdivision," said MacLellan.
