Central Huron makes adjustments to allow for more medium density housing

Central Huron Council has made some adjustments to the zoning on a property in the East Ward to allow more medium density homes.

Mayor, Jim Ginn, says the plan was an old sub-division plan that included R-1, R-2 and R-3 zoning.

"R-1 is a regular house on a lot, R-2 can be duplexes or tri-plexes, that type of thing and then when you get to R-3 apartment buildings or quadra-plexes or larger ones than that."
So what they did is move some of the R-1s and R-3s to R-2 to allow more duplexes, tri-plexes and quadra-plexes.

Ginn says the plan was already in place and approved so he believes the owners wanted to test the market right now.

"I think they're just seeing what the market will take right now and knowing that there's a lot of buyers out there that can't afford a detached house, so it makes it cheaper to put two houses on a lot, so a duplex or something of that nature, to increase the density a little."
