Downtown Chatham Condos To Be Ready For Christmas

The new Boardwalk Condominium building in downtown Chatham is slated to be open by Christmas.

Project Supervisor Brian Chute says the first six floors of the ten-floor structure at King St. and Fifth St. will be available to lease by the new year.

The building will cost up to $50-million and will have 88 condos, 120 parking spots in the basement, main floor and second floor and two commercial units on the main floor as well.

Chute says it's taken eight and a half years to build because the company has other projects on the go, it was waiting on various approvals, and and it had to fire a contractor, but everything is back on track now.

"The municipality of Chatham-Kent asked us to tie into bedrock. It was an expensive proposition for us, we have never done it before," says Chute.

Chute says the building was originally set to be 13 floors but had to be scaled back. He admits to being disappointed because 13 floors would have made the building the tallest in Chatham-Kent.

The condo building won't have a pool, a gym or a common area but it will have an accessible rooftop with a patio and possibly a barbecue.

Chute says a one bedroom condo will run about $1,300 a month, but there won't be any condo fees.

He also says that each condo has its own temperature setting, too, adding the building's cooling and heating system is geothermal and hydro costs will be very reasonable averaging around $100 a month.

"This building is a very green building. We use geothermal with heat pumps and our air conditioning costs are very minimal," he says.

Chute says the first two years were spent designing the building, then contractors had to be hired.

"I agree that this could have gone quicker if that was our 100% focus but we are worldwide. We do things that other designers and builders don't do," Chute says.
